North Reading Median Holds Near $630,000 as Residential Prices Span $335K to $1.54M

NORTH READING -- A $7.275 million commercial transaction at 97 Main St. dominated North Reading deed activity recorded between May 28 and June 26, 2026, dwarfing a residential market that otherwise ranged from $335,000 to $1.54 million.

  • MARKET OVERVIEW
  • Twenty deeds were recorded during the period, with sale prices disclosed on 13 of those transactions. Among the 13 priced sales, the range ran from $335,000 at 36 Main St. Unit 1 to $7.275 million at 97 Main St. The median sale price across disclosed transactions was $630,000. Excluding the outlier commercial sale at 97 Main St., the residential median sits at $627,200, and the top residential price reaches $1.54 million. Seven transfers carried no disclosed consideration, a common pattern in deed data that typically reflects trust, estate, or intra-family transfers. The 20-deed volume represents a moderately active recording period for a single month.
  • TOP SALES
  • The month's largest recorded transaction was 97 Main St., which sold June 3 for $7.275 million. Rehold North Reading LLC conveyed the property to Believe Monarch LLC; the commercial nature of the sale distinguishes it from all other transactions in the period.

At 18 Duane Dr., Catherine and Mark Roesch sold to Michael Bozzi and Vanessa Ferranto for $1.54 million on June 1, the highest residential price in the dataset.

19 Turner Dr. changed hands June 10 for $1.5 million; Carol L. and Cornelius F. Holmes sold to Elizabeth D. Covington.

9 Olde Farm Ln. sold May 29 for $1.25 million, with the Herminio Bernardo Living Trust conveying the property to Kristen and Michael Paone.

14 Meade Rd. recorded at $872,500 on June 10, with Marylou Lemieux selling to William N. Romov and Amanda C. Richards. Notably, Lemieux subsequently appears as the buyer at 300 Martins Landing Unit 305 for $630,000 the same day.

  • NEIGHBORHOOD BREAKDOWN
  • Main Street generated three recorded deeds, spanning a wide price range. The commercial transfer at 97 Main St. closed at $7.275 million, while two condo units at 36 Main St. — Unit 1 and Unit 29 — sold for $335,000 and $339,000, respectively; a third unit at 36 Main St. (Unit 23) transferred at no disclosed price.

Martins Landing accounted for four deeds across three buildings at 220, 300, and 320 Martins Landing, with disclosed prices of $627,200, $630,000, and $520,000, making it the most active single development in the dataset. The two $620,000-range units at 220 and 300 Martins Landing priced within $2,800 of each other.

The upper price tier — sales above $1 million — produced four residential transactions: Duane Dr. ($1.54M), Turner Dr. ($1.5M), Olde Farm Ln. ($1.25M), and the commercial outlier on Main St. ($7.275M). The $500,000–$1 million tier captured five residential sales, including Meade Rd. ($872,500), Chestnut St. ($859,000), and the three Martins Landing units. Two sales fell below $500,000: the pair of 36 Main St. condos and a sale recorded without a full street address that closed June 4 for $405,000.

  • MARKET NOTES
  • Seven of the 20 recorded deeds appear to be trust or intra-family transfers based on matching grantor and grantee surnames and trust language in the grantee names: 4 Berridge Way, 4 Aspen Rd., 14 Melville Rd., 84 North St., 409 Park St., 36 Main St. Unit 23, and one deed at 320 Martins Landing Unit 2502 involving a builder. These transfers carried no disclosed consideration. The Martins Landing development continues to generate deed activity, with four units recorded in a single month. One sale, recorded June 4, listed no street address in the deed data and is included in aggregate figures only; the disclosed price was $405,000. The buyer at 1 Whitcomb Way is listed as Asset Solutions LLC, purchasing from First Horizon Bank at $625,000, a transfer pattern consistent with bank-owned property conveyance; no further characterization is supported by the deed record alone.
