NORTH READING -- Fifteen properties changed hands in North Reading between May 28 and June 26, with recorded sale prices ranging from $335,000 to $7.275 million, according to deeds filed with the South Middlesex Registry of Deeds. Five additional transfers recorded in the same period carried only nominal consideration, a pattern often associated with a change of ownership within a family or into a trust rather than a market sale.

MARKET OVERVIEW Of the 15 market sales recorded, 13 carried a price in the registry's data so far; two, at 320 Martins Landing Unit 2502 and 14 Melville Road, have price not yet available. Among the 13 priced transactions, prices ranged from $335,000 to $7,275,000, with a median sale price of $630,000. Fifteen sales over roughly four weeks is a moderate volume for the town; the raw count alone does not indicate a particularly active or quiet period without a historical baseline for comparison.

TOP SALES The period's largest transaction was 97 Main St., which sold for $7,275,000; the seller was Rehold North Reading LLC and the buyer was Believe Monarch LLC. At 18 Duane Drive, the sale price was $1,540,000, with Catherine Roesch and Mark Roesch, as trustees, selling to Michael Bozzi and Vanessa Ferranto. 19 Turner Drive sold for $1,500,000, with Carol L. Holmes and Cornelius F. Holmes selling to Elizabeth D. Covington. At 9 Olde Farm Lane, the sale price was $1,250,000; Michael Bernardo, as trustee, and the Herminio Bernardo Living Trust sold to Kristen and Michael Paone. Rounding out the top five, 14 Meade Road sold for $872,500, with Marylou Lemieux selling to William N. Romov and Amanda C. Richards.

NEIGHBORHOOD BREAKDOWN Martins Landing accounted for four of the period's transactions: two units at 220 Martins Landing sold for $627,200 and $520,000, a unit at 300 Martins Landing sold for $630,000, and a unit at 320 Martins Landing has price not yet available. Main Street also saw multiple transactions, including the period's highest sale at 97 Main St. and two condominium unit sales at 36 Main St., which sold for $335,000 and $339,000; a third unit at 36 Main St. changed hands for nominal consideration. By price tier, three sales closed under $500,000, six sales fell between $500,000 and $1 million, and four sales topped $1 million, led by the $7.275 million Main Street transaction.
