NORTH READING -- Twenty properties changed hands in North Reading over the past month, with disclosed prices ranging from $362,500 for a Concord Street condominium to $2,199,000 for a newly built home on Cranberry Meadow Way, according to deeds recorded at the South Middlesex Registry of Deeds.

MARKET OVERVIEW Twenty sales were recorded in North Reading between June 19 and July 18. Of those, 13 disclosed a sale price; the remaining seven were transfers into or out of family trusts, a type of filing that commonly omits consideration amounts from the public record. Among the 13 sales with disclosed prices, values ranged from $362,500 to $2,199,000, with a median of $875,000. The raw count of 20 recorded transfers points to an ordinarily active period for the town, though more than a third of those transactions were intra-family or trust restructurings rather than open-market sales, meaning the pool of true arm's-length transactions was smaller than the headline count suggests.

TOP SALES 5 Cranberry Meadow Way sold for $2,199,000, the period's highest price. Jamieson Development LLC sold the property to Diane M. Lynch and Douglas P. Lynch, as trustees. 299 Main Street sold for $1,800,000. Intrepid Enterprises Inc. sold the property to Realty LLC. 42 Spruce Road sold for $1,510,000. Holly Anderson Popeo sold the property to Jessica and John Sloyan. 78 North Street sold for $1,250,000. The Spencer Family Realty Trust, with Deborah Q. Spencer as trustee, sold the property to Michael Waters and Torie Lyn St. John. 6 Kristyn Lane sold for $1,200,000. The Brady Family Realty Trust, with Connor and Donna Brady as trustees, sold the property to Amy Pinheiro and Paulo Veira Pinheiro.

NEIGHBORHOOD BREAKDOWN Martins Landing accounted for five of the period's 20 recorded transfers, more than any other street. Units at 260 and 320 Martins Landing sold for $740,000, $774,995 and $804,995; two additional units, at 220 and 320 Martins Landing, changed hands without disclosed prices as trust transfers. Two adjoining properties on Marblehead Street, at 97 and 99, transferred on the same day between the same parties, Elaine F. Raia and Edward E. Swauger, with no price disclosed. Among the 13 sales with disclosed prices, one fell under $500,000 (92 Concord Street, $362,500), six fell between $500,000 and $1 million, five fell between $1 million and $2 million, and one exceeded $2 million (5 Cranberry Meadow Way).

MARKET NOTES Seven of the 20 recorded transfers, more than a third of the period's activity, involved sellers and buyers sharing the same surname or moving property into or out of a family trust; none of those seven disclosed a sale price, consistent with the pattern of trust and estate filings. Two of the period's sales, both at 320 Martins Landing, listed Pulte Homes of New England LLC as seller, at $774,995 and $804,995, indicating active new construction within that condominium development. The condominium units at Martins Landing, along with one at 92 Concord Street, represented the period's multi-unit housing sales, while the remaining disclosed sales were single-family properties.
