NORTH READING -- Twenty properties changed hands in North Reading between June 26 and July 25, with sale prices ranging from $602,000 to $2 million among transactions where a price was disclosed, according to deed records filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW The registry recorded 20 property transfers in North Reading during the period, of which 12 included a disclosed sale price. Among those 12, prices ranged from $602,000 to $2 million, with a median sale price of $890,000. Twenty recorded transfers in a single month is a comparatively active raw count, though eight of those transfers -- 40 percent -- carried no disclosed price, meaning the full value of the period's activity cannot be assessed from price data alone.

TOP SALES The month's highest-priced transaction was 9 Freedom Drive, which sold for $2 million on July 8. The property passed from Peter C. Beal Jr., trustee of the Peter C. Beal Jr. Living Trust, to Andrew and Jillian Lingel.

299 Main St. sold for $1.8 million on June 26. Intrepid Enterprises Inc. sold the property to Realty LLC.

3 Whitcomb Way sold for $1,491,000 on July 7. Kevin J. and Carol A. Smith sold the property to Christopher and Renee Hopkins.

2 Stonecleave Road sold for $1,305,000 on July 13. Daniel and Kristen Markow sold the property to Kyle Kaneb and Mariel Sable.

6 Kristyn Lane sold for $1.2 million on June 30. The Brady Family Realty Trust, through trustee Connor Donna Brady, sold the property to Amy Pinheiro and Paulo Veira Pinheiro.

NEIGHBORHOOD BREAKDOWN Martins Landing produced three of the month's transfers: 260 Martins Landing Unit 412 sold for $740,000 on June 30, 320 Martins Landing Unit 207 sold for $774,995 on June 26, and units at 320 Martins Landing (2409/409) changed hands July 3 with no price disclosed. Marblehead Street also saw two same-day transfers, June 30, at 97 and 99 Marblehead St., both with no price disclosed and identical grantor and grantee names on each deed. Among the 12 sales with disclosed prices, the split by tier was even: four sold under $800,000 ($602,000 to $774,995), four sold between $800,000 and $1.2 million, and four sold above $1.2 million (topping out at the $2 million Freedom Drive sale).

MARKET NOTES Seven of the eight transfers without a disclosed price -- at 10 Voke St., 11 Turner Drive, 320 Martins Landing (2409/409), 17 Charles St., 8 Memory Lane, and 97 and 99 Marblehead St. -- listed matching surnames on both the grantor and grantee side of the deed, several adding a "trustee" designation to the buyer's name. That pattern points to transfers within the same family or into a trust rather than arm's-length sales, though the registry data does not indicate the reason. A eighth undisclosed-price transfer, at 2 West Village Drive, moved from a trust to a mix of individual and trust holders.
