North Reading July Sales See Price Range Widen To Nearly $2.5 Million

NORTH READING -- The town's priciest recorded home sale of the summer closed in July, as 19 property transfers were logged with the South Middlesex Registry of Deeds over a four-week span, ranging from a $270,000 sale on Swan Pond Road to a $2,718,685 new-construction sale on Cranberry Meadow Way.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in North Reading between July 3 and Aug. 1. Thirteen of those deeds listed a sale price; six did not, which is common for deed records and does not necessarily indicate anything unusual about those transactions. Among the 13 disclosed sales, prices ranged from $270,000 to $2,718,685, with a median of $890,000. A count of 19 recorded transfers is a moderate volume for a single month; the dataset does not include prior-month or prior-year figures for North Reading, so no direct comparison can be made.

TOP SALES

The month's highest recorded sale was 4 Cranberry Meadow Way, which sold for $2,718,685 on July 17. The seller was Jamieson Development LLC; the buyers were Vincenzo and Gillian Stuto. The second-highest sale was 9 Freedom Drive, which sold for $2,000,000 on July 8; the sellers were Peter C. Beal Jr., trustee of the Peter C. Beal Jr. Living Trust, and the buyers were Andrew and Jillian Lingel. Third was 3 Whitcomb Way, sold for $1,491,000 on July 7 by Kevin J. and Carol A. Smith to Christopher and Renee Hopkins. Fourth was 2 Stonecleave Road, sold for $1,305,000 on July 13 by Daniel and Kristen Markow to Kyle Kaneb and Mariel Sable. Fifth was 16 Kings Row, sold for $1,249,000 on July 15 by Andrew Street to Rebecca Crank and John Cerrato.

Two sales were recorded on Park Street: 462 Park St. sold for $715,000 on July 17, and 457 Park St. sold for $539,100 on July 20. The 320 Martins Landing condominium complex also produced two deed filings -- Unit 412 sold for $879,995 on July 17, and a separate unit (recorded as Unit 2409/409) changed hands July 3 with no price disclosed. By price tier among the 13 disclosed sales, one -- 220 Swan Pond Road at $270,000 -- fell under $500,000. Seven sales fell between $500,000 and $1 million: 457 Park St., 462 Park St., 3 Shenandoah Road, 320 Martins Landing Unit 412, 15 Williams Road, 193 Elm St. Unit 610 and 16 Anglewood Lane. Five sales exceeded $1 million: 16 Kings Row, 2 Stonecleave Road, 3 Whitcomb Way, 9 Freedom Drive and 4 Cranberry Meadow Way.

MARKET NOTES

The recorded transfers included a mix of single-family homes and condominium units, including sales at 320 Martins Landing and 193 Elm St. The lowest-priced disclosed sale, 220 Swan Pond Road at $270,000, listed the buyer as Swan Pond Development LLC, a company name rather than an individual. One new-construction sale, 320 Martins Landing Unit 412, was sold directly by builder Pulte Homes of New England LLC. Six of the 19 recorded transfers had no disclosed price, and several of those involved a seller and buyer sharing the same last name, with the property moving into or between family trusts -- including deeds at 7 Susan Drive, 10 Voke St., 11 Turner Drive, 320 Martins Landing (Unit 2409/409) and North Reading (Marsha Howland). No sale price should be inferred for these transfers; the registry data does not disclose one.
